    What would you do?

    Just had our house valued by 3 agents.

    And surprise surprise got 3 different estimates.

    Our preferred agent has just sold a house on our road - the lowest figure
    A 2nd agent with another property for sale on our road - a few £k more
    the third also with a house on our road, but we dont like him - £15k more than the lowest estimate.

    So - swallow our pride - and put it on with the least favoured agent for a while at a high price and wait...... maybe wait and wait and wait.

    Or - start at a realistic figure - with either the least favoured agent who may see it as a bargain..... or stick to who we like and know??

    I hate selling houses.

    they always say you should go for the middle valuation Paul, but you do need to take into consideration the actually company and how they advertise. Do they all advertise in the smae way? Some do internet type "real life" viewing, some will only actuall view your house inthe day and not in the evenings, what are there fees are they all the same?

    Just some things that may help you sway towards one rather than the other. Good luck on the sale

    Also depends on the area, are housing selling quick in your area, if so, maybe start low and hopefully get a bidding war going on, if not, and you don't expect there to be a stampede for it, maybe start higher and be prepared to take a lower offer.

    Whatever price you put it up for they will try and knock you down, so why not go to the first agents and ask them to stick a few grand on their estimate and tell them that you'd be prepared to come down a bit.

    Were the houses they sold the same as yours i.e. have they recently been renovated, got conservatories etc? Its also worth looking at how long houses are taking to sell in your area and also how long you are prepared to have the house up for sale for. If you start high you can always go lower, but £15k differance in valuation is a bit of a differance.

    Yeah, thats 10% !

    We initially had our eyes on a house which is now sold subject to contract - so the rush isnt as great. But come the end of October and the housing market dies for the winter, then by the early spring parts of the house will need doing again, and people would look at our house and think they can be brazen on the price as it would have been on the market for 3 months by then.

    I've gone with the middle agent, as the one they have for sale on the same road is cheapaer and not as nice as ours - so it would be easy for the agent to arrange 2 viewings if someone enquires on the other one.

    Having all the photos done soon - so mass clearing up session - the front garden still has wooden pallets and old grass piled up - oops.

    Im now a estate agent and been doing it for the last few weeks – ive noticed its really quite and slow for sellers!!!! Best advise id give u is put it on the market new year mate……………………





    If not then the person who has given u the lowest figure has priced it to sell and not going after huge profit



    Id ask around the area for peoples feedback on agents and then judge it that way = at the end of the day u have a lot of costs involeved and is a nasty business!!

    We knew all 3 agents, and rightmove.co.uk is really good at showing which agents are overpricing!

    We went for the middle agent - in the hope that a) those looking at the nearest comparable property which is with the expensive agent - would see ours as a bargain, and b) that even if someone tries to knock us down on price we wont sell it less than the cheapest valuation

    They came to do all the itinerary today and to do the photos, but he came without his camera - which was good in a way as I hadnt finished prepping all the rooms! Its amazing how much mess one child can make!

    So I took them all and got the shots I wanted - and sent them those. So come Monday - the house is on the market £139,950

    Next dilemma..........

    If we get an offer at the asking price - and we cannot see a house we want to move in to - would it pay to rent somewhere for 6 months and be in a position to go for it when a property arrives.... or do we hold tight and hope that the buyer will hold on and a house we want appears?
